OLIV is a high-density student housing development on a constrained urban site near the University of Colorado campus. The project consists of a multi-story residential tower with ground-level activation and structured to maximize efficiency within zoning and height limitations.

OLIV

The building utilizes a mass timber structural system, with cross-laminated timber floor panels supported by glulam beams and columns over a concrete core for lateral resistance. This approach reduced structural weight and foundation demands while enabling rapid installation and a repetitive, efficient framing layout.

KL&A led the structural design and coordination of the hybrid system, resolving interface conditions between timber and concrete elements through detailed modeling. The resulting structure supports the project’s density, constructability, and performance requirements within a tight urban footprint.
